User Guide
Welcome to MIMO Reporting. This guide covers every part of the app: the portfolio dashboard, submitting a weekly report, AI-assisted extraction, property trends, and the demo data controls.
MIMO Reporting is a prototype. Reports live in your browser session only — nothing is stored on a server, and everything disappears when you close the tab.
Dashboard
The dashboard at / (Dashboard in the header) aggregates every submitted report across all properties and weeks.
Portfolio stat tiles
Three tiles sit at the top of the page:
- Average occupancy (latest period) — the mean occupancy across all properties in the most recent reported week.
- Notable events this period — how many "hots" were recorded portfolio-wide in that same week.
- Sentiment mix — how many properties currently sit at Positive, Neutral, Watch or Concern.
Property cards
Below the tiles, one card per property shows its latest occupancy with a trend arrow (versus that property's prior period), move-ins and move-outs, budget variance with its own trend arrow, a sentiment badge, and a preview of its most recent notable events. Click any card to open that property's trend page.
Filters
Use the filter bar to narrow everything on the page — tiles, cards and the events feed:
- Property — pick a single property or All properties.
- From / To — date range on the week-ending date.
- Reset filters — appears once any filter is set.
Notable events feed
A combined feed of every notable event across all properties, most recent first (latest 30 shown), each tagged with its week, property and sentiment.
Empty state
With no reports in the session, the dashboard shows a clean empty state with two actions: Submit a report or Load demo data.
Submitting a weekly report
Open New report (/submit) in the header. There are two ways to fill it in — you can mix them freely.
Option 1: Fill in by hand
Type the values straight into the form. Property name and week-ending date are required; everything else is optional. Click Submit report to save it and return to the dashboard, or Reset form to start over.
Submitting a report for a property and week that already exists replaces the earlier one — handy for corrections.
Option 2: Paste weekly commentary and extract
Paste the raw email or notes you received into the Paste weekly commentary box on the left, then click Extract. The fields it can read confidently are filled in for you, and a note lists exactly which ones were filled.
The extractor never guesses: if a value isn't clearly stated in the text, the field is left blank. Nothing is submitted automatically — every field stays fully editable, so review everything before clicking Submit report.

Notable events (hots)
Add as many short event lines as you need with Add event, and remove any with the ✕ button. Keep them to one line each — they surface in the dashboard feed and on the property page.

The extractor suggests a sentiment from the commentary, but you can always override it in the dropdown.
Property trend
Click a property card on the dashboard to open its trend page. You'll see:
- Latest KPIs (occupancy, move-ins, move-outs, budget variance) with trend arrows versus the prior period.
- An occupancy over time chart and a budget variance over time chart covering every submitted week for that property.
- All notable events for the property with their weeks.
- Week-by-week commentary, newest first, each tagged with its sentiment.
Use ← Back to dashboard to return.
Demo data
The dashboard has two buttons, top right:
- Load demo data — instantly fills the session with five fictional properties across 13 weekly periods (about three months). The set is deliberately varied: one property trending up strongly, one sliding into concern, one roughly flat, one recovering from an incident, and one volatile, with notable events and all four sentiment labels mixed in.
- Clear demo data — wipes every report from the session and resets the filters, ready to run the demo again from scratch.
Demo data is never sent through the extractor — it's pre-written fixture data bundled with the app.
Data and privacy
- Reports are kept in this browser session only; there are no accounts and no server storage.
- Closing the tab clears everything.
- Submitting the same property and week again replaces the earlier report.
